How do I figure my cost for a roof clean?
No Pressure Cleaning .15 cents a square foot or $15
per "Square" of roof surface cleaned. (A "Square" equals 100 Square ft.)
For quick estimates:
One-story: Add the living area square footage and the garage together. Then
add 20% for the pitch. (500sqft for 2-car garage)
Two-story: Take the 1st floor square footage and add 20% for the pitch.
Most Roofs:
1500 SqFt (home) + 500 SqFt (Garage) x 1.20 (20% Pitch) =
2400 SqFt x .15c = $360.00
Extremely Steep Roofs:
1500 SqFt (home) + 500 SqFt (Garage) x 1.36 (36% Pitch) =
2720 SqFt x .15c = $408.00
Will sodium hypochlorite (bleach) damage my roof?
Absolutely Not. Somewhere, somehow there has become a negative view on
using Bleaches and Chlorines. Using these chemicals is actually recommended by
the roof manufactures. They actually go on to say that high pressure washing
systems should Not be used for removing algae. The Asphalt Roofing Manufacturers
Association has written a technical bulletin addressing proper cleaning procedures for
asphalt shingle roofs with this growth, and it is those procedures that we follow
exclusively. Soft washing is the proper method to clean your shingles.
As for your plants, grass & other landscape, we take all precautions in handling your
landscaping. We have 2-3 person teams to make sure everything is watered before,
during and after to dilute all chemicals. We take care of your home and surrounding
landscape as though it is our own.
Should I do it myself or hire a professional?
Doing your roof cleaning yourself is really up to you. You need to ask
yourself these questions, "Is saving the labor costs worth the risk of damaging my
roof, or worse, falling off?" You can buy roof cleaner at some local hardware
stores, but we find that most people are not satisfied with the results & the amount of
time for it to work. The wrong roof cleaner can leave you with streaks and dead landscaping.
In addition, the roof becomes wet and slippery while cleaning thus making it unsafe and
not recommended without proper equipment & training.
So to help answer this question, hiring a professional is always the better option. :)
Will cleaning my roof REALLY save me money?
Yes. Cleaning your roof can save you money in more ways then one..
- First, the algae and fungus that grows can cause premature roof granule
loss, and shorten roof shingle life. So you save money because you roof lasts
longer and you won't need to replace it as soon. - Second, when the algae turns your roof black, it becomes less reflective,
and it retains heat; so your air conditioner works harder to overcome the
increased heat load, costing money in electric bills. - Third, the aesthetics of cleaning your roof when it comes to selling your
home can not only save you money but can also increase curb appeal.
Do we need to take care of anything before Beacon Clean arrives?
It does make it easier for all of us if you could do a few things the night before Beacon comes out to clean you roof
- Keep all animals inside or locked up away from the property
- Put away all lawn furniture, equipment or toys
- Put any special plants inside or away from the property
- Park vehicles in garage or on street
How long does the roof cleaning take?
From start to finish, roof cleaning for a 2000 sq foot prpoerty can take anywhere from 2-4 hours. For a 2000-3000 sq foot property it could take from 3-5 hours. Other factors such as steep roof, gables, or angles add time to performing a roof clean.
Roof cleaning is essentially a FULL days job!
Will Beacon be making any noise while cleaning our roof?
You will barely hear anything as our chemical pump works to spray the solution onto your roof. About the only noise you'll hear is our crew walking around on your roof!
